Hillside Development - Category 1 or 2
Development on hillside property requires additional reviews to consider possible hazards due to slope, erosion-prone or unstable soils, geologic hazards or potential earth movement. To protect the safety of residents, the hillside questionnaire must be completed during the Concept Review phase to determine if an application meet the criteria of Hillside Category 1, Category 2 or Category 3.
Hillside Development – Category 1 projects, at the Planning Team’s discretion, may be routed directly to the building permit process with no preliminary application needed. The Hillside Development - Category 2 application reviews for compliance with the Zoning Ordinance, and applies to any developments that meet established thresholds for slope (exceeding 15%) or other adverse conditions associated with these areas, and as defined in Section 11-02-07.3.G(3)(b). These applications are eligible to be reviewed administratively by the Planning Team. This review ensures development of sloped land occurs in a manner consistent with Comprehensive Plan.
