New Residential Construction/ADU's and Additions

  • Public Works (PW) Subgrade Approval* (if within a hillside zone)
  • Footing Inspection (excavated piers, trenches, forms in place, required reinforcing steel in place, prior to placing concrete)
  • Foundation Inspection (forms in place, required reinforcing steel in place, prior to placing concrete)
  • Energy Efficiency* Inspection (if slab on grade - rigid insulation)(foundation/sill plate seal)
  • Wall Bracing Inspection (bracing, sheathing, attachments in place, prior to weather barrier installation)
  • Framing/Rough-in Inspection (roof, framing, firestopping, draftstopping, bracing in place, air sealing, and all trade rough-in inspections are approved)

Additional notes:

  • Separate Trade Inspections are to occur under separate Trade Permits (plumbing, mechanical, electrical, fire, erosion) during construction and are to be completed prior to Final Inspection of the building permit.
  • If project is within a floodplain, elevation certificates shall be submitted to Planning for approval upon submittal of application, prior to Framing/Rough-in Inspection, and prior to Final Inspection of the building permit.
  • Where applicable, separate inspections from separate agencies, such as Central District Health Department (for food service or food storage), Ada County Highway District (ACHD)(for streets other than state highways), or Idaho Transportation Department (ITD)(for state highways), shall occur prior to Final Inspection of the building permit.

Homeowner Permit, New Residential Construction, Residential Addition or Alteration

  • General Inspection (are automatically scheduled by the City of Boise between the Site Preparation Inspection and the Site Final Inspection - every 21 days for site priority ranking of Medium, or every 14 days for site priority rating of High)
  • Conference* Inspection (if wanting a conference to discuss the site or installations with inspector)
  • Site Final Inspection (scheduled by contractor/ESC Responsible Person at the end of construction when the project has been landscaped/stabilized, cleaned up, and temporary controls have been removed)


New Residential Construction (not in hillside or near river)

  • General Inspection (are automatically scheduled by the City of Boise - every 35 days for site priority ranking of Low, or if a complaint is received)


New Commercial Construction/Additions, New Multi-Family, Tenant Improvements (with exterior work and >500 sq. feet ground floor addition), Commercial Grading/Drainage with Utilities, Commercial Rough Grading, or Demolition

  • Site Preparation Inspection (scheduled by contractor/ESC Responsible Person during site mobilization, prior to significant grading/earthwork. BMPs should be installed prior to earthwork and scheduling this inspection)
  • General Inspection (are automatically scheduled by the City of Boise between the Site Preparation Inspection and the Site Final Inspection - every 21 days for site priority ranking of Medium, or every 14 days for site priority rating of High)
  • Conference* Inspection (if wanting a conference to discuss the site or installations with inspector)
